Every homeowner asks this first, and the honest answer starts with “it depends.” A 1,400 square foot single-story in North Las Vegas and a 4,500 square foot two-story in Summerlin are different jobs, even if both say “paint the house.”
What follows are general market ranges for the Las Vegas valley in 2026, plus the reasons prices move. Treat the numbers as a planning tool. The only real price is a written estimate for your home.
Typical price ranges
Most whole-house projects here are priced by scope, not by a single magic per-square-foot number. Still, ranges help you sanity-check a bid.
| Project | Typical range | What moves it |
|---|---|---|
| Interior only, average home | $3,000 to $9,000 | Ceilings, trim, number of colors, wall condition |
| Exterior only, average home | $3,500 to $10,000 | Stucco condition, stories, walls, fascia |
| Interior and exterior together | $6,000 to $18,000 | All of the above, plus access and scheduling |
| Larger or luxury homes | Well above these ranges | Height, detail, custom finishes |
Per square foot of living area, interiors often run a few dollars and exteriors somewhat less, but the spread is wide enough that we would not use that math to budget. Two homes of the same size can differ by thousands.
What drives the price
Prep work
Prep is where most of the labor and most of the quality live. Patching nail holes and dings, sanding glossy trim, caulking gaps, repairing hairline stucco cracks, masking floors and fixtures, and priming bare or stained areas all take time. A cheap bid often quietly skips some of it.
If your walls have drywall damage or texture that needs matching, that is repair work on top of painting. See our drywall repair and texture service for how that is handled.
Size, height and layout
Square footage matters, but so do vaulted ceilings, tall entries, stair walls and how many rooms are broken up by trim and doors. Painting a two-story foyer needs scaffolding or tall ladders, which adds time and safety setup.
Number of surfaces and colors
Walls are the fast part. Ceilings, baseboards, crown, doors, window trim, cabinets and garage add up. Every color change also means extra cutting in and cleanup.
Paint quality
Premium paint costs more per gallon and usually covers better and lasts longer. In the desert, where UV and heat break coatings down faster than in milder climates, spending more on exterior paint is generally worth it. The labor is the same either way, so a cheap product saves little and can cost you a repaint sooner.
Exterior specifics in the valley
Most valley homes are stucco, often with block perimeter walls. Stucco is porous and textured, so it takes more paint than smooth siding. Chalky, sun-baked stucco may need a cleaning and a bonding primer first. Our post on the best paint for stucco in Las Vegas heat goes deeper on product choices, and exterior house painting cost breaks out that side of the budget.
HOA requirements
Many communities in Summerlin, Henderson and the newer master-planned areas require an approved color palette or a submittal before exterior work. That rarely changes the price, but it can affect timing. Check with your HOA before ordering paint.
Interior versus exterior timing
Interiors can be done any time of year, and the desert helps: low humidity means paint dries quickly. Exteriors are more sensitive to season. Summer surface temperatures on sun-facing walls can climb well past what the paint can handle, and monsoon storms in late summer can interrupt a job. We cover this in the best time of year to paint an exterior.
How to compare estimates fairly
Get at least two written estimates and line them up on the same points:
- Which surfaces are included (walls, ceilings, trim, doors, garage, walls and fences)
- How many coats, and whether primer is included
- Named paint brand and product line, not just “premium paint”
- What prep is listed: patching, caulking, cleaning, masking
- Who handles furniture moving and cleanup
- Start date, estimated duration and payment schedule
A bid that is far below the others is usually leaving something out. A bid that is far above may include repairs the others assumed you would skip.
Ways to control the cost without cutting corners
- Paint in phases if the budget is tight, exterior first if the stucco is exposed and failing
- Keep the existing color family, which often means fewer coats
- Do simple prep yourself, such as clearing walls and moving small furniture
- Choose one trim color and one wall color for the whole interior
- Schedule outside the busiest season if your calendar is flexible
Where we work
We paint homes across the valley, including Las Vegas, Henderson, Summerlin and North Las Vegas. For the full scope of what a complete repaint includes, see our whole house painting page.
Mistakes that raise the final bill
Most surprise costs come from decisions made late. Changing colors after the crew has started means extra coats and wasted product. Discovering damaged drywall or rotted trim mid-job means repairs nobody priced. Ordering paint before your HOA approves the palette can leave you with gallons you cannot use.
Walk the house with the estimator and point out every problem you know about, including old leaks, stucco cracks and doors that stick. A bid built on a full walkthrough rarely changes. A bid built on a phone description often does.
Also decide up front whether garage interiors, block walls, closets and ceilings are in or out. Those small items are where scope disagreements start.

Quick answers
How much does it cost to paint the whole house in Las Vegas?
Interior and exterior together often land somewhere between $6,000 and $18,000 for a typical single-story or two-story valley home, depending on size, prep and finish. Only a written estimate after a walkthrough gives a real price.
Is it cheaper to paint the inside and outside at the same time?
Often a little, because setup, scheduling and product ordering are shared. The savings are usually modest, so the bigger reason to bundle is a matched, one-visit result.
What is the biggest reason two painting quotes differ?
Prep scope. One bid may include patching, caulking and priming while the other assumes a quick coat over existing surfaces. Compare what is written, not just the total.
How long does it take to paint a whole house?
A typical home is often a one to two week job, depending on size, crew and weather. Exteriors can be paused by wind or extreme heat.
